Reis Construction USA LLC may restrict or terminate Website access for users who violate these Terms or create a risk to the Website, the Company, its customers, or third parties.

6. Services, Consultations, and Estimates

Reis Construction USA LLC may offer consultations, site visits, estimates, proposals, material recommendations, project planning, installation, remodeling, renovation, and related services.

Any consultation request or contact form submission does not automatically create a contractor-client relationship or guarantee that Reis Construction USA LLC will accept, schedule, or perform a project.

Preliminary information, price ranges, timelines, service descriptions, and general recommendations provided through the Website, telephone, email, SMS, or an initial consultation are subject to change. Actual project scope, pricing, materials, labor, schedule, permits, payment terms, warranties, and responsibilities will be established only in a written agreement signed by the applicable parties.

7. Estimates Are Not Contracts

Any estimate, quote, price range, service description, project timeline, or recommendation provided through the Website, email, telephone, SMS, social media, or an in-person consultation is preliminary unless incorporated into a signed written agreement.

Estimates may change based on:

  • Actual site conditions.
  • Measurements and layout.
  • Existing construction conditions.
  • Subfloor conditions.
  • Moisture, drainage, or waterproofing conditions.
  • Plumbing, electrical, structural, or framing conditions.
  • Material selections.
  • Material availability and lead times.
  • Permit and inspection requirements.
  • Customer-requested changes.
  • Unforeseen conditions discovered after work begins.
  • Conditions outside the reasonable control of Reis Construction USA LLC.

No work is authorized solely by submitting an online form or requesting an estimate.

8. Written Project Agreements

Before work begins, the project should be governed by a written agreement, proposal, or contract that identifies the applicable scope of work, materials, price, payment schedule, schedule expectations, permits, change-order procedures, warranty terms, and other project-specific conditions.

Where required by Florida law, applicable residential improvement contracts will include the disclosures and terms required by law.

A project-specific written agreement may contain provisions that are different from or more specific than these Website Terms, including provisions concerning:

  • Scope of work.
  • Contract price.
  • Payment schedule.
  • Deposits.
  • Materials.
  • Allowances.
  • Start and completion dates.
  • Permits and inspections.
  • Change orders.
  • Customer responsibilities.
  • Warranty coverage.
  • Project cancellation.
  • Suspension or termination.
  • Dispute resolution.
  • Construction lien notices and rights.

The project-specific written agreement controls the relationship for that project.

9. Deposits, Payments, and Financing

Payment terms will be established in the applicable written project agreement.

Payments may include deposits, progress payments, material payments, milestone payments, and final payments, depending on the project scope and written agreement.

A deposit does not guarantee a particular start date unless the applicable written agreement states otherwise.

If financing is offered or facilitated, financing may be provided by an independent third-party lender. Reis Construction USA LLC is not a lender unless expressly stated in a separate written agreement.

Third-party financing is subject to the lender's approval, terms, conditions, disclosures, interest rates, fees, and separate financing agreement.

Failure to make payments when due may result in suspension of work, delay, cancellation, collection activity, or other remedies available under the applicable written agreement and applicable law.

10. Change Orders

Changes to the project scope, materials, design, schedule, or other project requirements may affect the contract price and completion schedule.

Customer-requested changes and changes resulting from unforeseen conditions should be documented in a written change order or other written authorization signed or approved by the applicable parties before additional work proceeds, except where immediate action is reasonably necessary to protect persons or property.

A change order may include:

  • Description of the change.
  • Additional or reduced cost.
  • Changes to the schedule.
  • Additional materials or labor.
  • Permit or inspection consequences.
  • Warranty effects.
  • Customer approvals and responsibilities.

Verbal discussions do not automatically amend a signed written agreement.

11. Permits, Inspections, and Code Requirements

Permit and inspection responsibilities will be identified in the applicable written project agreement.

When permit services are included in the agreed scope, Reis Construction USA LLC may coordinate permit applications, inspections, and related project requirements as specified in the written agreement.

Permit requirements vary by jurisdiction, project type, property, scope, and local authority.

Permit fees, plan-review fees, inspection fees, engineering fees, architectural fees, correction costs, and other government or professional fees will be handled as stated in the applicable written agreement.

Work may be affected by local building codes, homeowner-association requirements, property restrictions, existing conditions, inspection requirements, and decisions of governmental authorities.

Website content does not constitute a determination that a specific project does or does not require a permit.

12. Warranties

Any workmanship or installation warranty provided by Reis Construction USA LLC will be stated in a separate written warranty or applicable written project agreement.

Warranty coverage, duration, exclusions, customer responsibilities, claim procedures, and remedies may vary by service, material, project, and written agreement.

Unless stated otherwise in writing, warranties may not cover:

  • Normal wear and tear.
  • Scratches, dents, stains, fading, or ordinary surface damage.
  • Damage caused by misuse, abuse, neglect, lack of maintenance, or improper cleaning.
  • Damage caused by unauthorized repairs, modifications, or work performed by third parties.
  • Damage caused by pets, furniture, appliances, plumbing failures, leaks, flooding, humidity, or conditions outside the contracted scope.
  • Pre-existing conditions not included in the project scope.
  • Structural, plumbing, electrical, drainage, or moisture conditions that were not included in the written agreement.
  • Materials selected or supplied by the customer, except to the extent required by the written agreement or applicable law.
  • Manufacturer defects or product failures covered by a manufacturer warranty.
  • Acts of God, natural disasters, hurricanes, storms, fire, flood, or other events outside the reasonable control of Reis Construction USA LLC.

Manufacturer warranties are separate from Reis Construction USA LLC workmanship warranties and may be governed by the manufacturer's own terms and claim procedures.

The applicable written warranty controls the warranty relationship for the project.
